Development of the 158,000 SF three-building air freight terminal required leveling the 7.4 acre site for truck movement and new access points along Des Moines Memorial Drive and another adjacent road.
Approval was complicated by the need to relocate two streams, fill a wetland and create another larger wetland. Approvals were further complicated by the aging trees dedicated to specific fallen soldiers of World War I. Some of these trees along Des Moines Memorial Drive were removed and replaced (with VA approval) with new healthier trees at the appropriate grade.
Site development included extensive work with the Corps of Engineers, the State Environmental Protection Agency, the Department of Fisheries, King County, and the City of SeaTac. The early portion of site development was largely devoted to grading, stockpiling and drying the soil to limit the amount of export and import. In the end there was a level site, a steep retaining wall, significant water management, and a wetland. Driftmier was the lead for all entitlements, design, permitting and construction administration, then designed all 23 tenant improvements.
